Vallihi Apartments
Vallihi Apartments is an adaptive reuse senior (55+) apartment community to be located, in Fort Valley, Georgia. Vallihi Apartments will provide a total of 56 residential units with a mix of 1- and 2-bedroom apartments.
Vallihi Apartments will be created by converting the old Fort Valley High School, located on Vineville Street. The original building was completed in 1927. The lastest addition was constructed in 1966. This adaptive reuse conversion will include keeping the exterior looking as it did during its time of use as a high school. Many efforts will be made to allow the interior to reflect the original character of the building.
The development team includes:

- General Contractor: McLain & Brown Construction, Inc.
As part of the development agreement, Vallihi Apartments is seeking certification under the EarthCraft Multifamily program. This “green building” program was developed in the Southeast for the specific needs of this region. As a result of being part of this program, Vallihi will prove superior to any properties that are constructed to the standard building code.
Construction includes laying out 2-bedroom apartment units in larger areas of the building that were orginally maintenance, gymnasium, library, and cafeteria areas. Most of the classrooms will be converted to 1-bedroom aparment units. The classrooms had large window areas which will remain but be converted to high-efficiency windows.
Construction and inspections are expected to continue for approximately 12-18 months from the initial inspections. Upon completion of construction, an extensive series of inspections and testing will take place to assure that all criteria for the EarthCraft Multifamily certification have been met.
Each apartment unit is expected, at minimum, to offer the following:
- Energy efficient heat pumps and water heaters
- Ceiling fans in the living room and bedroom(s)
- ENERGY STAR® appliances
- High efficiency windows
Plans are for the community to offer:
- A Community Room
- A Gazebo
- On-Site laundry Facilities
- A Fenced community garden
- An Equipped Wellness Center
- A computer library
- A fitness center
- A recreation area
As this project moves forward, additional photos will be added showing the progress.
Synergy's only role at Vallihi Apartments will be to provide EarthCraft Technical Advisory, inspection, and testing services. We will have no other role at this project.
